Landlords & between-tenancy repaints

The interval between tenancies needs a practical decorating instruction. We help landlords and their representatives distinguish the surfaces to renew, the defects to resolve and the decisions needed before a Richmond house or flat is released for its next occupation.

Assess after the property is accessible

A previous inventory can help locate concerns, but the decorating scope should reflect the condition visible when access is available. Record wall damage, redundant fixings, stained ceilings and chipped joinery room by room. Distinguish a complete room repaint from selected surfaces. State whether ceilings, cupboards and both faces of doors are included, rather than leaving those choices to the last inspection.

Give the turnaround an order

Share the departure, cleaning, inspection and proposed occupation dates as separate events. Identify any electrical, plumbing or joinery repairs that need to precede painting. A short vacancy can only be assessed against the preparation and drying required; we do not assume an entire property can be repainted simply because there is a gap in the tenancy.

Keep ownership of decisions clear

Nominate the person who will approve colours, additional preparation and changes to the scope. Agree how newly visible defects will be reported and when work should pause for a decision. For a flat, include any freeholder or managing-agent instructions. For a protected property, resolve permissions before changing an exterior finish or disturbing significant internal fabric.

Choose a repeatable finish schedule

Record exact products, colours and sheens against the rooms and elements where they are used. Discuss cleanability and the expected use of each room without promising that a coating will prevent damage. A limited, well-considered schedule can make later maintenance easier to instruct while still allowing a reception room or entrance to have a more individual character.

Close out before the next keys change hands

Arrange a joint inspection against the written scope and record any outstanding items. Coordinate the return of fittings, final cleaning and inventory photography with the finish's return-to-use guidance. If a tenant remains in occupation, the programme needs a different basis: authorised access, clear notice and a usable sequence agreed with the people living there.
